Kirkwood Homes submitted a Proposal of Application Notice (PoAN) to The Highland Council on 29th April 2022 for “Erection of up to 80 residential units with associated access, landscaping and infrastructure at land 255M south of Drumossie Hotel, Inshes, Inverness”. The PoAN is the first public stage in the preparation of an application for planning permission and the prospective applicants are seeking comments on the development proposals.
The PoAN boundary, as shown on the submitted red line plan, predominantly covers the area of extant planning consent 15/04049/FUL: Phased layout and servicing (including access, parking, utilities, landscaping and public art) of land for development of a tourism and commercial / leisure complex. Approved on 10th May 2016, the consent is extant in perpetuity.
The site consists of grazing land and its redevelopment would not therefore create a potential decrease in prime agricultural land or open space. In addition, the draft layout also demonstrates both boundary and internal green networks to retain habitat connectivity. Indeed, within the draft layout, 62% of the site is proposed as development / housing and 38% is proposed as greenspace; there is therefore a significant level of green area proposed whilst facilitating delivery of an appropriate scale of residential development, i.e. 80 units, including 20 affordable units.
