The Proposal

Historically, two applications for residential development on the former Walled Garden and on the land North of 1-19 Linlathen Grove, whilst receiving support from Dundee City Council planning officials, were refused. The intention is to now submit one application for the area outlined in red, which will address all planning requirements, including the previous reasons for refusal. The entire application site is considered to constitute a sustainable brownfield redevelopment opportunity.

All brownfield sites, i.e. previously developed land including vacant and derelict land and buildings, have the potential to be brought back into meaningful use and, in principle, the re-use of brownfield land is supported by the Dundee Local Development Plan where it can make a positive contribution to the regeneration of the area.

The application site is within close proximity of the ongoing Balgillo Heights development, would positively tidy up these derelict areas to the benefit of the local environs and would connect with the roads and drainage infrastructure associated with the ongoing development. In addition to an enhanced landscaped square between the proposed and existing housing areas, the proposals will contribute to the range of dwellings within the east of the city through the provision of 3, 4 and 5 bedroom houses for the private market.

The proposed houses will support the availability of new build private housing in the local area and the provision of a range of family homes. The proposed site layout, a proposed bus route, links to surrounding footpaths and proximity of amenities including a supermarket ensures the proposed development will be accessible and provide high-quality residential amenity.
